4 Plan

A good adage to remember is: ‘If you fail to plan, you plan to fail!’ So start planning even before you find your dream premises. 5 Questions, Questions..

When you find your business/premises on which you think you would like to make an offer you should have a considerable list of questions you need to ask of the vendor. If you haven’t you’re not doing things correctly so start a list now, be systematic if you can so, list alls the property questions together, all the marketing questions together etc. Then when you visit the seller you can remain with a topic until ALL you questions are answered and not hop from subject to subject. It also works well if you prioritise your subjects. If for example you have as a priority your requirement for a property on which you can get planning persimmon and you get a negative response to your first ‘have you ever been refused planning permission?’ do you need to ask a lot more questions before you leave?
6 Get Some Experience

Have you ever worked with people? I don’t mean in an office or at a garage I mean have you ever worked for people who are at play or enjoying their leisure time? If you have never experienced a service industry try and get some experience! A pub, a café, a tea room, a hotel anywhere you mix with people at play. You need to know how people react in certain circumstances and remember not everyone is as nice as you!
